1. Bookings

Booking requests submitted through this website or via email/phone are subject to availability and confirmation by the property. The accommodation agreement is concluded only upon receipt of our written confirmation (email). Until then, a booking request does not constitute a binding contract.

2. Payments and Deposit

To confirm a booking, a deposit (caparra confirmatoria) may be required, the amount of which will be communicated during the quote phase. Payment methods accepted include bank transfer and other methods specified at the time of booking. The balance is due upon arrival or as otherwise agreed.

3. Cancellation Policy

Cancellation terms vary based on the selected rate and stay period. These terms are clearly stated in the quote proposal sent to the guest. In the case of no-show or late cancellation beyond the stated deadline, the deposit may be retained in full. We recommend reviewing the cancellation terms carefully before confirming.

4. Check-in and Check-out

Standard check-in time is from 15:00 onwards. Check-out is by 10:00. Early check-in or late check-out may be arranged subject to availability and may incur additional charges. Guests are asked to communicate their estimated arrival time in advance.

5. House Rules

Guests are required to observe the following house rules:

• Quiet hours: 14:00–16:00 and 23:00–08:00.
• Care for accommodations, furnishings, and shared areas.
• No smoking inside rooms and apartments.
• Pets are allowed only if declared at the time of booking and subject to specific conditions.
• Parking is available inside the property and is unguarded; the management is not responsible for theft or damage to vehicles.

6. Liability

Eco del Mare is not liable for any damage to personal belongings, valuables, or vehicles left unattended on the property. The management declines any responsibility for service disruptions caused by force majeure, utility outages, or events beyond its control.

7. Intellectual Property

All content on this website — including text, images, graphics, logos, and design — is the exclusive property of SD SRL or used under licence. Reproduction, distribution, or use of any content without prior written authorisation is prohibited.

8. Governing Law and Jurisdiction

These terms and conditions are governed by Italian law. For any dispute arising from the use of this website or from a booking, the exclusive jurisdiction is the Court of Vallo della Lucania (SA), Italy.

9. Changes to Terms

We reserve the right to modify these terms and conditions at any time. Changes will be published on this page and will be effective from the date of publication. Continued use of the website constitutes acceptance of the updated terms.
